10 strategies for Operating and Energy Efficient Building

1)      Consider changing out the lighting system, often lighting systems are over designed and modern lighting now provides more illumination and lower energy inputs.

 

2)      Consider using LED lighting in hallways and lobbies, LED provides good lighting levels at low energy inputs and lasts longer than compact fluorescent lights.

 

3)      For Air Conditioning Chillers, ensure the heat exchangers are operating efficiently by keeping the tube surface free from scale and biological fouling.

 

4)      Ensure pumping systems are operating at the design supply and return temperature differences.

 

5)      Ensure the cooling tower is clean and has the correct water flow and bleed off.

 

6)      Keep AHU Filters clean and replace regularly, dirty filters increase airflow resistance and consequently Fan energy.

 

7)      Ensure the heat exchanger coils in the AHU are kept clean, dirty coils will also increase fan energy and chilled water pump energy and could lead to poor comfort conditions in the work areas.

 

8)      Ensure boilers are operated with efficient burners, if the building uses district steam are the controls and the steam traps functioning correctly.

 

9)      Look for ways to control miscellaneous loads produced by water heaters and coolers often a simple time switch program can be introduced.

 

10)  Lastly undertake an energy efficiency program with the building occupants, often this alone can save 5% of the buildings total energy. Benchmark the buildings energy consumption, going forward this can be used as a measure for your energy conservation strategies.
